JSA’s brief was to design and submit a Full Planning Application in respect of a proposed residential redevelopment of a site on Church Road, Northolt. The scheme proposed the demolition of an existing pair of semi-detached dwellings and the residential redevelopment of the site to provide a new flatted development of 16 units with associated parking and amenity space. The new development will consist of 11 x 1 bed flats and 5 x 2 bed flats. The scheme proposes private and shared amenity spaces with the provision of balconies for top level flats and a site at the rear of the property that caters for ground floor flats.

The clients’ aim was to contribute towards the Borough’s housing supply and bring a vacant site back into economic, efficient and effective use. JSA aimed to enhance the visual appearance of a dilapidated and derelict site by adopting a modern architectural approach. The proposal ensures that the new development will make a positive contribution to the local character of the street scene and its design, form and function will be appropriate to the context in which the development is situated.

The site is located within the defined suburban area of Northolt and is not subject to any restrictive policy designations (e.g. Conservation Areas, Green Belt, Flood Zones, Listed Buildings etc) and appropriate landscaping, such as tree planting, will be provided so as to soften the transition between the site and the adjoining Green belt. This respects the character and setting of this sensitive land designation and improves the overall quality of the external aesthetic.

Future occupiers have easy access to open space as the site is located within walking distance to multiple local parks as well as a row of local convenience stores. Furthermore, the development is situated within 1 mile of Northolt Underground Station and several local bus routes, offering excellent transport links.
